Good News!  There will be a slight DECREASE in Maintenance Fees for 2022.  A 1 BR will be $195.37 and a 2 BR will be $227.66 for 2022.

 

Mar. 30, 2021 - All front doors were painted.

May 5, 2021 - Board Meeting approved the modernization of our two elevators with United Elevator. Six elevator vendors were evaluated.

 

We had an elevator entrapment occur on 3/4/21 and on 6/1/21 the smoke detector set off the alarm on the 4th Floor West machine room.  The room filled with thick smoke and the elevator had to be shut down.  When we were informed that the pump motor needed to be replaced at extra cost, the repair was not performed and the elevator was taken out-of-service. We will wait for the modernization to bring it back in service. Luckily we have already selected our modernization vendor from a list of 6 companies. The work began on the West elevator on August 16th. The West elevator was completed and inspected on Oct. 11, 2021.  Work began on the East elevator on Oct. 18th.  Inspection is scheduled for 12/29/21.

May 7, 2021 - The A/C main drain lines were sucked out by Seacrest after pouring chemicals from the roof.

Oct. 26, 2021 - The A/C main drain lines were sucked out by Seacrest. Seacrest no longer pours chemicals.

Thursday, Nov. 4, 2021 - Annual Budget Meeting at 9:00am by the Durham Pool.

Thursday, Jan. 6, 2022 - Annual General Meeting at the Clubhouse Room GP-A at 9:00 AM.

We now have a Wind Mitigation Report for the building.  Your Insurance company may or may not accept it.  Please click button to get the report.

 

Elevator Protection Rule:

Unit owners will be held responsible for any damages caused to catwalks, elevators or stairwells by movers, contractors, furniture delivery people, friends, relatives or guests. Please contact any Board member to complete the Elevator Usage Form before using the elevator. This form is intended as a sign-in/sign-out method of protecting our new elevators from damage. Be sure to place the elevator protective pads inside the elevator before moving any large items. The pads are located on the 2nd floor storage room (East side).  Use your storage key to unlock the storage room door. Step stools are available in the storage room to assist you.
